Referencing is a key part of letting your property. Being able to know who is moving into your property is a huge help when making a decision on the tenants you choose. Finding the right tenants is not easy but getting a reference is step one on your journey to making the right decision.

References are usually obtained from the tenant’s previous landlords or an external referencing company. It is important that tenants are honest when filling out reference forms as they are typically cross-referenced, and if they are caught lying, this could result in a loss of holding deposit.

If the tenant fails referencing, they may be required to have a guarantor, who will have to sign to say they will pay for the rent in case the tenant is unable to. The guarantor will be referenced using the same procedure.
